At Clearspace, we see model suites as an opportunity. For this project, we brought three unique concepts to life, each with its own distinct feel. From rich and moody to soft and organic to bold and energetic, the suites reflect the diverse ways people work. These are thoughtfully designed, move-in ready offices that make it easy for tenants to imagine themselves in the space.

COHESIVE CONCEPTS
Each suite needed to tell a unique story through its design—creating distinct moods, and atmospheres that resonate with different ways of working. The challenge was to introduce this variety without causing visual fragmentation.
Every space had to feel individually expressive while contributing to a larger design narrative that unified the entire floor plate.
Thoughtfully designed suites that captivate tenants through distinctive character, and a clear design narrative. Each space balances personality with practicality—delivering move-in ready offices that inspire and adapt to a range of business needs.

We created three spaces that each bring their own story but work together as a compatible whole. The rich textures and bold detailing showcase the full range of what’s possible, whether it’s nurturing, functional or imaginative.
More than just finished spaces, they offer a clear and compelling vision of a space future tenants can connect with instantly.
COHESIVE CONCEPTS
SUITE 301: CURATED HOSPITALITY
Inspired by the warmth of curated hospitality, Suite 301 evokes the ambiance of an upscale restaurant through rich textures and earthy tones.
Dark finishes and neutral hues set the mood, while antique mirrors, velvet booths, and dramatic wall coverings add layers of luxury and depth.
The design creates a cozy atmosphere—balancing comfort with sophistication to deliver a space that feels refined and welcoming.
SUITE 303: NOURISHING ENVIRONMENT
COHESIVE CONCEPTS
Designed to feel open and restorative, Suite 303 is a light-filled space rooted in nature.
Linen ceiling treatments and draped fabric elements soften the architecture, while layered greenery and natural finishes introduce an organic calm.
The result is a tranquil, textured environment that trades conventional office formality for a grounded, sensory experience.
COHESIVE CONCEPTS
SUITE 305: COMMUTER SANCTUARY
Suite 305 channels the energy of a daily commute, transforming transit references into thoughtful design elements.
Details like two-toned paint finishes, subway-inspired cutouts in the lounge, and a mural of train platforms create subtle nods to familiar urban journeys.
With a palette of green, mustard, and burnt orange, the space balances movement and stillness—offering a unique, lived-in feel that’s both functional and imaginative.
CURATING VARIETY WITH PURPOSE
The goal at 150 Sterling was to make sure all three suites were intentionally designed to reflect distinct moods while maintaining a strong sense of cohesion. Each space explores a different concept—ranging from hospitality, to nature, and transit —demonstrating how design directions can coexist within one workplace.
Playing with materiality and spatial rhythm allowed the design team to create visual contrast without fragmentation. Common threads in detailing and layout tie the suites together, ensuring they feel part of the same story while still offering their own identity.
The result is a dynamic yet harmonious trio of suites—each one designed to resonate with different work styles and atmospheres, all while upholding a shared design standard.
